Third Avenue Lofts
The site for the Third Avenue Lofts, located in San Diego, was the last remaining single family lot on a street comprised of multi-lot, four story condominium buildings. The lot, which measured 60 feet x 140 feet, was deemed not able to be developed for a multi-family project due to the limitations of the lot size. The existing 700 square foot craftsman house had to be relocated, as a requirement of planning approval. The design intention was to create a sense of community amongst the residents by means of a courtyard circulation system. The entry is along the side yard which opens up to a dramatic three story high courtyard, with a circular exterior circulation system. There are ten loft-like units which range in size from 1,000 square feet to 3,200 square feet. Eight of the units are two stories with a full height loft, including a bedroom and full bath. Planning guidelines limited the building to forty-eight feet tall. The parking is subterranean, and its entry is located off the alley at the back of the building. The project was very successful and all units sold for 35% more than market value.
